Does AppFolio Basic have an API?

No. AppFolio’s entry plan — listed as Core, still called Basic in a lot of offices — has no API. Connectors cannot pull from it. AppFolio’s pricing page puts a read-only API on Plus and a read/write API on Max.
This is for a small property-management office on that entry plan that already exports the general ledger, owner ledgers and the trust-account bank statement, and wants to know whether a connector can reach those files.
What no API means for month-end
An API is a key that lets another system read or write your AppFolio database without someone downloading a report. Without it, every QuickBooks sync, owner dashboard and “connect AppFolio” tool that asks for a Client ID has nothing to connect to.
AppFolio still runs the books. Core includes property accounting and reports. You can still rec the trust account, send owner statements and export a report. What you cannot do is hand a vendor a key and have them pull the general ledger, owner ledgers or deposit batches on a schedule.
That is why month-end on Core is an export job. Run the reports, download them, and tie them out to the bank and to QuickBooks by hand.
Which AppFolio plans include an API
AppFolio’s pricing page, read 2026-10-07, lists three Property Manager plans. It does not list a plan named Basic. Core is the entry plan. AppFolio does not publish a dollar price on any plan. Core carries a 50-unit minimum and a minimum spend. Plus and Max also carry a minimum spend and unit rules. The number is on the quote.
AppFolio’s Form 10-K for the year ended December 31, 2025, filed February 5, 2026, describes the same three plans.

Plus is the floor for an API. Max is the floor for write access. AppFolio’s Max product page calls that write access Database API: read-and-write control of the database, with documentation, a testing environment and API auditing. A March 2024 AppFolio newsroom post uses the same words.
If a vendor asks for a Client ID and Client Secret from AppFolio, you cannot generate them on Core. Ask your account manager which plan is on the invoice.
What Core still does without an API
AppFolio wins the in-app books. Core is built as the system of record. On its own ledgers, that rec works.

AppFolio (June 16, 2026) calls the monthly job a Triple Tie Out of owners, banks and the general ledger. That job lives in AppFolio. It does not require an API. It also does not post itself into QuickBooks.
AppFolio’s Report Builder write-up says a custom report can be exported or saved. That is the path on Core: run the general ledger, the owner ledgers and the deposit or receipts report as of the bank-statement date, then download them.
AppFolio’s BK Management customer story is the QuickBooks caveat in AppFolio’s own words. Accounting Manager April Schuette said they used QuickBooks for corporate accounting and AppFolio for property-management accounting, “and there was just no integration whatsoever.” They ran one set of reports out of each system and tried to marry them. The office later moved corporate accounting into AppFolio. If your CPA still wants QuickBooks, you are on that export path.
How to reconcile a property management trust account in QuickBooks Online is the click path once those files are in QuickBooks. QuickBooks Online’s native rec is two-way. The third number is still the sum of the owner and tenant ledgers from AppFolio.
Stack is not your own API
Core includes AppFolio Stack standard integrations. That is not a general API.
AppFolio Stack is a marketplace of certified partner apps and of accounting and consulting firms. AppFolio’s 10-K says Core gets a limited set of those integrations. Plus gets all of them.
A Stack app is a partner AppFolio already approved. Becoming a partner means an application, a security-compliance questionnaire, terms of service, then a listing in the marketplace. The Stack API catalog is what those partners build against: owners, tenant ledgers, general ledger details, bills, properties, units and the rest.
A generic QuickBooks connector, a Zapier flow or a dashboard that asks you for API credentials is not a Stack app. On Core it has nothing to attach to.
Four ways offices actually get the data out
1. Stay on Core and export the reports
Right answer when the books already close in AppFolio and the CPA only needs a packet. Run the general ledger, owner ledgers, tenant deposit report and the bank rec as of the statement date. Download them. Tie the deposit batches to the bank, then to QuickBooks if the CPA lives there. This holds for a 50-to-200-door office where one person already closes the month.
2. Upgrade to Plus for a read-only API
Plus is the first plan that lists an API. It is read-only. A tool can pull reports and records. It cannot write bills, journal entries or owner draws back into AppFolio. AppFolio does not publish what the upgrade costs. Get the quote before you buy a connector that assumed you already had the key.
3. Upgrade to Max for read/write Database API
Max adds write access. AppFolio positions it for large operators that want custom analytics and integrations. Developers on r/appfolio in November 2025 said the Database API docs were thin and that patching a custom field on an owner did not follow the property example. Treat write access as a project, not a toggle.
4. Keep Core, and tie the exports out without an API
A newer set of tools leaves AppFolio and QuickBooks in place and works from the reports you can already export. We make Propfina, which does this, so weigh that suggestion accordingly. Ask whether a tool writes back to AppFolio (it should not), whether QuickBooks posting can be undone, and whether it still works when the plan has no API.

You have an API when you are on Plus or Max and your account manager can confirm credentials exist for your database. Read-only is Plus. Read/write is Max.
Pull last month’s general ledger and owner-ledger exports, the deposit or receipts report, and the trust-account bank statement. Start with those three files. They already exist.
