How do I download my Airbnb transaction history or payout report as a CSV?
By the Propfina team · Published · Updated
Download the Paid earnings CSV from Airbnb’s Earnings dashboard. On desktop, go to Today, then Menu, then Earnings, open Paid, filter the bank-statement dates, and click Export CSV or Get report. That file is the payout report. The monthly PDF is period totals.
This is the download path for a small property-management office on Guesty, AppFolio or Rentvine that keeps a few short-term listings. Pull last month’s bank statement first, then the CSV.
What you are downloading
The bank shows one number. Airbnb shows several screens people call transaction history or a payout report. For month-end they are the same Paid spreadsheet.
| File | Where | What it is for |
|---|---|---|
| Paid earnings CSV | Today, Menu, Earnings, Paid, Export CSV | Host fee, cleaning, tax withheld, net. Matches the bank. |
| Upcoming earnings CSV | Same dashboard, Upcoming | Money not yet released. Leave it unmatched. |
| Monthly or annual PDF | Earnings, Reports, Get PDF report | Period totals for the packet. |
| Gross earnings view | Transaction history, Gross earnings | Tax collected or remitted, often by check-in. |
Airbnb’s download help, read 2026-11-02, is the CSV path. Find your earnings still calls the same screen the Earnings dashboard and links it at /users/transaction_history. How to reconcile Airbnb payouts in QuickBooks Online is the split after this file is on disk.
Pull the Paid CSV on desktop
Do this in Airbnb before you touch the bank feed. Pick the bank-statement dates. The usual miss is a check-in month against deposits that landed later.
Airbnb’s download help, read 2026-11-02, is this path:
- Go to Today, then Menu, then Earnings.
- Click Paid. Upcoming is money still sitting with Airbnb.
- Filter dates, listings, and earnings types. For homes, pick Homes. Clear a listing filter that would drop a door.
- Click Export CSV. Other Airbnb pages still say Get report or Get CSV report.
- Choose how to export and what to include. Leave every field selected.
- Click Export CSV again, or Create report on the older Get-report screen.
Keep the file as a CSV. Resaving it as an .xlsx before you match can scramble dates and cents.
On the phone, Find your earnings says tap View all paid. That is the list. The CSV steps are desktop only. Hosts on r/airbnb_hosts in September 2026 said the export has to come from a PC. The Airbnb Community in March 2026 used Account settings, Payments, Payouts, Go to your transaction history, Paid, Export CSV.
Airbnb’s US tax-document help, read 2026-11-02, uses the same Paid list for a full year: Show all paid, January through December, Get report. Use that range for the 1099-K. Use the bank dates for month-end.
What sits in the spreadsheet
Each row is an earning Airbnb already paid, or an adjustment taken from a payout.
Airbnb’s download help says the spreadsheet includes earnings, the host service fee, a cleaning fee if you charge one, gross earnings, and any taxes withheld, for each earning. Airbnb’s 1099-K steps name the columns a bookkeeper totals:
| Column | What it holds |
|---|---|
| Amount | Net on that row. Cleaning and pass-through tax already sit inside when they are reportable. |
| Host Fee | Airbnb’s host service fee, taken before the bank. |
| Cleaning Fee, Occupancy Taxes | Itemized pieces already inside Amount when they are reportable. |
| Type | Reservation earnings, Payout, Resolution Adjustment. |
| Earnings Year | The tax year Airbnb assigned the row. |
On r/airbnb_hosts in May 2025, an Upcoming export also listed Confirmation Code, Listing, Guest, dates, and Pet fee. Paid uses the same shape. Leave every field on. Search the dashboard by confirmation code or payout amount.
For Box 1a on a 1099-K, filter Earnings Year, uncheck Type rows labeled Resolution Adjustment and Payout, then total Amount plus Host Fee. Adding the cleaning column on top of Amount double-counts it. This is not tax advice.
Airbnb’s payout help, read 2026-11-02, writes the cash as nightly rate plus extra charges minus the host service fee and any co-host share. Hosts on property-management software sit on the single-fee structure, most paying 15.5 percent from the payout. How to record Airbnb host fees and cleaning fees in QuickBooks Online is those two lines on the deposit.
Pick the bank dates, not check-in
Airbnb pays after check-in. The bank lands later. Filter the CSV to the statement, then group rows by the amount and date that hit the bank.
Airbnb’s payout timing, read 2026-11-02, puts US ACH at 3 business days after release, or 3 to 5 for a bank account. Weekend batches wait. A review can delay funds up to 45 days after check-in. Leave those unmatched until Paid.
Find your earnings says several listings with reservations that start on the same day may pay out together and show as one row. Airbnb’s adjustment help, read 2026-11-02, takes a cancellation, reservation change, or Guest Refund Policy amount out of the next scheduled payout. That later AIRBNB lump is short. Put the adjustment on that deposit. Monthly stays of 28 nights or more pay in installments, so download the month before and after with the statement month.
If the listings run through Guesty, Guesty’s Airbnb payout article, read 2026-11-02, says a short-term payout can take 72 hours to show, and a co-host split leaves Guesty seeing only the host share. Use Airbnb’s Paid CSV when Guesty and the bank disagree. How to match Guesty payouts to bank deposits in QuickBooks is the GuestyPay lump.
A January bank line can be prior-year earnings on Airbnb’s side. Tie month-end to the payout date. Tie the 1099-K to Earnings Year, per Airbnb’s 1099-K steps.
What never replaces the Paid CSV
| Thing | Use it as the payout report? |
|---|---|
| Monthly or annual PDF | No. Period totals. File it with the packet. |
| Upcoming CSV | No. Not paid. |
| Gross earnings tab | Occupancy-tax worksheets. Check-in dates. Counties still ask for it. |
| Guest receipt | Guest total. Host fee and remitted tax live elsewhere. |
| Personal data ZIP | Account archive. See Airbnb’s data-file help, read 2026-11-02. |
| Reservation-list CSV | Hosts on r/airbnb_hosts in September 2026 said that export was gone. |
| Form 1099-K | Year-end gross. It reads higher than deposits. |
| Guesty reservations report | Expected stay total, not the ACH. |
Airbnb’s tax-collection help, read 2026-11-02, puts collected taxes in the gross earnings section of transaction history. Remittance does not change the host payout. Tax Airbnb already remitted never hits the bank. Tax paid out to you sits on the Paid CSV as occupancy tax. This is not tax advice. Check the listing, the agency, and your CPA.
Airbnb’s co-host payout help, read 2026-11-02, says listing owners do not have a co-host’s transaction history. Each login downloads its own Paid CSV.
When the CSV and the bank still disagree
Work CSV-to-bank first. Then split the deposit.
| Symptom | Likely cause | What to do |
|---|---|---|
| Bank is smaller than Amount by about the host fee | Gross in the CSV, net at the bank | Amount is already net of Host Fee. That net is the ACH. |
| Bank line has no matching row | ACH lag, weekend, or a review | Wait until Paid. Airbnb can delay 45 days. |
| CSV total is higher than this bank line | Same-day check-ins in one row, or an adjustment | Group by the bank amount. Put the adjustment on this deposit. |
| Guesty says Partially Paid | Co-host split on Airbnb | Guesty only sees the host share. Split from this CSV. |
| One owner ledger is short | Several listings in one lump | Re-split by listing from Confirmation and Listing. |
Open a row on the dashboard when a Payout ID would help the bank. Find your earnings says processing can take up to 5 days, and the Payout ID lives on that transaction.
What the software already does
Airbnb wins the Paid CSV. That file already knows the fee, the tax withheld, and which reservations sat in the lump. Guesty wins reservation-level payout status. QuickBooks Online wins the two-way rec your CPA already knows. AppFolio, Rentvine and Buildium still win owner ledgers and the three-way trust rec on long-term doors.
How to tell this week is closed
Every AIRBNB bank line has a Paid CSV group that equals the statement to the cent. Upcoming rows are still unmatched. Each co-host share came from that co-host’s own Paid export.
Pull last month’s bank statement for the account Airbnb pays, then download the Paid CSV for those same dates. Keep the spreadsheet as Airbnb wrote it. Match the first unmatched AIRBNB lump from those two files. They already exist.
Frequently asked questions
Can I download the Airbnb Paid CSV from the iPhone or Android app?
Airbnb's download help, read 2026-11-02, documents the CSV export on desktop only. On the app, open Menu, then Earnings, then View all paid to see the list. Use a laptop for the spreadsheet. Hosts on r/airbnb_hosts in September 2026 said the same: export from a PC.
Is the monthly PDF earnings report the same file as the CSV?
No. Airbnb's download help, read 2026-11-02, says monthly and annual statements download as PDFs of period totals: gross, adjustments, host service fee, taxes withheld, and net pay. The CSV is one row per earning, with the fee, cleaning, and tax columns used to split the bank lump.
Should I filter the CSV by check-in date or by the dates on the bank statement?
Use the bank-statement dates. Airbnb's payout timing help, read 2026-11-02, puts US ACH at 3 business days after release, or 3 to 5 for a bank account. A review can delay funds 45 days after check-in. A check-in-month filter misses those lags.
Why does one Paid CSV row cover several listings?
Airbnb's earnings help, read 2026-11-02, says several listings with reservations that start on the same day may pay out together and show as one row. Group that row to one AIRBNB bank lump. Split the QuickBooks deposit by listing or owner so the total still equals the bank.
Is Airbnb's personal data download the payout report?
No. Airbnb's personal-data help, read 2026-11-02, is a Privacy and sharing request that returns a ZIP of messages, listings, reservations, and a Host payouts category, in HTML, Excel, or JSON. That is an account archive. The monthly payout file is the Paid CSV from Earnings.
